In real estate there are over 88 types of turbulence you can experience in a real estate transaction. And you never know which one or how many will happen to you. Whether your buying or selling working with a great Realtor makes all the difference and can help you avoid and overcome these pitfalls. A perfect example is a seller I represent now had an appraisal come in low. This is not entirely uncommon when market values are increasing. What would you do if this happened to you? Would you have the knowledge and experience to handle it? Would you lower your price and accept it or worse, lose the sale? This is the easiest and most common solution, but not always the right answer.
With my market knowledge and experience I was able to successfully work with the appraiser and achieved the price we needed to save the sale, without the seller having to take the shortage.
